USE AND ENJOYMENT OF COTTAGE AND PROPERTY

Use of Premises: Renters will comply with all local laws, ordinances and community rules regarding the use of the premises. Renters will comply with all Owner rules:

1. Smoking: Smoking is only allowed outside, and all butts will be gathered in the provided bins.

2. Pets: There will be a maximum of 2 dogs on the premises.

3. Occupancy: At no time, shall the occupancy of the Cottage exceed 10 persons unless approved by Owner prior to check-in date.

4. Quiet Enjoyment: Renters shall be entitled to quiet enjoyment of the cottage. Any disturbances resulting in police action, neighborhood complaints or any violation of the rules and regulations is considered sufficient cause for immediate eviction with all the monies paid forfeited. In addition, should the owners or property managers be called to deal with any disturbances the renters will be charged $250 per incident. - Amplified sound, musical sound, sound equipment, loudspeaker or sound producing equipment operated in a such manner or with such volume to disturb the peace, quiet, comfort or repose of any individual – Prohibited at all times - Yelling, shouting, hooting or other boisterous activity – Prohibited between 11pm and 6am

5. Furnishings: The cottage is furnished by the Owners.

6. Owner will supply mattress covers, all Bedding, Linens, pillows for beds and towels

7. Renters must supply: Bottled water, own food and life jackets are the responsibility of the renters.

8. The following is included in the Rental Cottage: Microwave, Coffee Maker, toaster, toaster oven, blender, Smart TV, board games, yard games.

9. Use of Grill: There is a BBQ provided by the Owner. The BBQ must stay in the area provided by the owner.

10. Locked Areas: Renters are not provided a key for the Owner’s personal storage spaces. Any attempt to enter locked areas is cause for immediate termination of the agreement, forfeiture of all monies paid and the Renters will be liable for any damage and/or missing items. Failure to adhere to these rules will be considered sufficient cause for immediate termination of the Rental and all monies paid will be forfeited.

Owner endeavors to properly maintain the cottage.

The Renters agree to immediately notify the Owner of any maintenance problems, so that the situation can be remedied as soon as possible.

The Owner is not responsible for any inconvenience that may occur for which they have no control. This includes, but is not limited to power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure such as televisions, Wi-Fi outages…etc.

No refunds will be given for occurrences beyond the Owner’s control.

The Owner shall not be held liable for any injuries that may occur to the Renters or their guests as a result of the acts of said Renters and guests.

The Owner is not responsible for any theft or damage to Renters’ belongings during their stay at the cottage. Upon written or electronic endorsement,

Renters agree that they have read and understood this agreement. The Renters accepts all terms, conditions and restrictions without exception.

CHECK-IN / CHECK OUT PRODEDURE

1. Check-in: Check-in time is 4:00pm on the day Renters’ scheduled reservation begins. No early checkins without consent of Owners.

2. Check-out: Check-out time is 11:00 am on the day Renters’ scheduled reservation ends. Any delay in check-out, without prior consent of Owner shall result in Renters being charged additional monies.

3. The renters will not be refunded for a late arrival, early departure, weather, or water conditions.

SECURITY / DAMAGE AGREEMENT Security Deposit.

A Security Deposit of $ 500 has been deposited with the Owners.

The deposit covers any damages to the rental property and its furnishing cause by the Renters and their guests.

Owners may use all or part of the security deposit to repair any damage caused by the Renters and their guests. Should the damage amount exceed the amount of the deposit, the Renters remain liable for the balance.

The Renters shall assume responsibility for any willful or negligent damages to the cottage and its premises.

The Owner recommends that the Renters have homeowners or tenants insurance and make sure that their coverage includes liability insurance.

CLEANING Renters are responsible to: - Remove all contents and garbage brought with you. - Put all furniture, small appliances, toys and games, and other cottage contents put back in the found position for all rooms. - Put away all dishes into a dishwasher and start. If the cottage is not left in this condition, this may result in additional cleaning charge, and will be deducted from the deposit.

All garbage and recycle must be removed from the property at check-out.

There is no daily garbage pick up by the Maintenance team. Guests are to take all garbage and recycling to the designated garbage bins (one on each of Emerald Hills Court and Glen Abbey Way).

Please sort garbage and recycling appropriately. Please ensure that all lids are secured properly as to avoid animal problems.
